A former 150-year old brewery site is to be transformed into a stunning development of townhouses, apartments and offices, rejuvenating one of Edinburgh's oldest industrial districts.
Buredi, a joint venture between The Burrell Company and EDI Group, has begun work on an £80m mixed use development on Scottish & Newcastle's former brewery site, by the Union Canal in Fountainbridge.
The plans will create 171 new one, two and three bedroom homes, complete with underground parking facilities and 8,500 square metres of office space. Fitting within the recently approved masterplan for the wider Fountainbridge area, the development will contribute to the creation of a new urban village, including offices, restaurants and leisure facilities.
Situated on the north side of the canal, the development will create a new pedestrianised street, Freer Street, which will open up access to the Union Canal from Fountainbridge. The developers also plan that a footbridge should connect Freer Street to Lower Gilmore Road and Viewforth.
Andrew Burrell, Managing Director of The Burrell Company, said: "This former industrial site has been ripe for development for many years. Not only is it a superb location, offering easy access in and out of the city, but the redevelopment of the wider district will make it an extremely attractive area for househunters.
"We hope to continue the city-changing, regeneration work at which Buredi have excelled in for the past seven years throughout Edinburgh, as evidenced by our Coalhill, Dublin Colonies, Tron and other Old Town developments. Enhancing the landscape and breathing new life into forgotten areas will only serve to increase the overall appeal of the city."
Architect for the development is Allan Murray Architects, who previously worked with Buredi on its award winning Coalhill and Tron Nursery developments. Continuing the successful formula of cutting edge design for modern living coupled with a timeless façade, the properties are expected to be of great appeal for home buyers and commercial purchasers who have already expressed interest in what will soon become a busy and prosperous locale.
John Mark Di Ciacca, Director of Development at EDI, added: "Similar to the transformation of Leith, spearheaded by our Coalhill development, the Fountainbridge project will see a former industrial area in Edinburgh's West End converted into thriving community on the canalside.
"We look forward to delivering our part of this stunning, new urban village. It's very well located, next to the commercial and transport hubs of the Exchange District and the Haymarket, and a short walk from the west end and the city centre. We're confident that combining both residential and commercial properties in this popular area will be a huge hit with people looking to live in a vibrant new quarter."
Work is due to begin in the Spring with properties being released for sale from early 2008.
Freer Street is part of a larger city changing project to regenerate the Fountainbridge area and will be complemented by a further EDI scheme at the adjacent site - Fountain South East - in line with the Council's Development Brief for the area.
