Edinburgh Waterfront, Europe's biggest waterfront regeneration overlooks the Firth of Forth and comprises a total development area of some 120 acres.
Saltire Square occupies a commanding position fronting Waterfront Avenue the main vehicle route through Edinburgh Waterfront. Once finally completed the Saltire Square development will contain some 500 properties. In addition to the shop and restaurant, three live/work units have been constructed.
The restaurant opportunity comprises ground floor of approximately 196m². There is an additional paved area to side for exterior seating overlooking a water feature. The premises also have space for a mezzanine floor to substantially expand on seating provision.
David Matthews at Speirs Gumley said: "The restaurant and a local shop recently released have received many enquiries. Negotiations are ongoing for the shop letting. Visitors appreciate the opportunity of being the first restaurant to open in this area.
"The rate of development in Waterfront is fantastic which will ensure a strong local business opportunity together with attracting business from commercial concerns and residential population of north Edinburgh. Communications are strong, there are existing bus services, car parking and the likelihood of a new tram route running adjacent to Saltire Square linking the city centre, Leith and Granton."
Andrew Burrell, Managing Director of The Burrell Company, said: "This is an exciting opportunity for a restaurant and shop owner as both premises will become be an integral part of the community and a major part of the regeneration plans for the Edinburgh Waterfront area."
Located within close proximity to the city centre of Edinburgh and Ocean Terminal, the development is part of the larger Waterfront Edinburgh Ltd regeneration programme, a joint venture between urban regeneration specialists, The Burrell Company, and Places for People.
The area is also home to the new Telford College campus, a selection of new supermarkets and cafes which provide a mixed use high density urban community where business, commercial and social space is combined with a wide social mix of residential communities.
Tree-lined boulevards, wide walkways and cycle paths, leading to squares and piazzas enhanced by sculptures, water features and extensive planting add to the overall appeal of the area.
Upper Strand, involving two award winning architects, Edinburgh-based Reiach & Hall and Glasgow-based Elder & Cannon, has already been recognised as one of the best examples of housing design, layout and landscaping in the UK, after being named Best Housing Project at the National HomeBuilder Design Awards.
Colin Rae, Development Director in Scotland for The Places for People Group, added: "Based on the interest already gauged in these commercial spaces, we are confident their potential to grow within a thriving community will be recognised by business entrepreneurs and snapped up in weeks."
The ambitious Upper Strand development on Edinburgh's Granton waterfront scooped two coveted awards at last Friday's (18 May) 10th Annual Scottish Design Awards - for best regeneration and best residential project.
