For Years Burrell had sought to aquire this superb but derelict 'A' listed property in the Cowgate. Various schemes were proposed but the solution which was adopted incorporated the restoration of the external building and courtyard, with the internal fit-out being the responsibility of the purchaser - in this case a bar/hotel operator.

The reuse of this property had a very positive effect upon the regeneration of the Cowgate, formely one of the seedier streets in the city.

Much earlier, Burrell had identified the opportunity for further student housing on the adjacent site to satisfy the demands of the University. It took many years, and the involvement of fellow developer Peaston, the deliver of the overall package.
